This is an update to this post. On May 10, the Alexandria City Council voted to allow food truck vendors to operate in three designated, on-street locations on public property in addition to previously approved off-street locations.

On-street food truck vending was approved in the following areas:

  • 800 block of N. West Street, north of Madison Street, near the Braddock Road Metro;
  • the 1700 block of King Street adjacent to King Street Gardens; and
  • The 2200 block of Eisenhower Avenue, near Mill Road.

We’re keeping tabs on the three locations on a daily basis as well as off-street. Off-street vending is still allowed in Alexandria, Virginia.

Today, in the Old Town North neighborhood of Alexandria, the Popped Republic food truck will be serving at lunch time.

Power outage affecting dozens in Old Town North

UPDATE (11:15 PM): Power restored.


There is a power outage in the Old Town North neighborhood of Alexandria, Virginia tonight affecting 52 customers tonight (August 9). Dominion says it is the result of a ‘vehicle accident’. Be sure to report your outage at this link.

Trying to get more information from Dominion and Alexandria Police on this. Dominion says restoration expected in the wee hours of the morning between 1:00 AM and 3:00 AM.

Will post an update(s) if I get one.

Virginia ABC Responds to Controversy over Location of Temporary Store

UPDATE (9:32 PM): Sources and parents tell me the school is NOT moving and that Virginia ABC’s information is incorrect.

This is an update to this post. Earlier this week, a reader drew our attention that the Virginia ABC is planning to temporarily open a liquor store in the Old Town North neighborhood next door to a children’s preschool.

A reader and parent of a child in the preschool located next door to the proposed liquor store wrote in with concerns over a liquor store so close to the preschool. Prior to posting, we reached out to Virginia ABC and they have now provided us with this statement.

The existing Virginia ABC store at 901 N. Saint Asaph Street in Alexandria is scheduled to be demolished and rebuilt as part of a retail and residential redevelopment project. Searching for a location from which to provide service to Old Town area customers during the redevelopment closure, ABC identified and leased space in Washington Square.

When Virginia ABC representatives toured the proposed space in Washington Square, the landlord indicated that the adjacent tenant would be departing its location later in the year upon expiration of its lease. At that time, it was neither known nor observed that the adjacent tenant was a daycare. Virginia ABC, in fact, was offered that additional space but the agency turned it down because of its plans to reopen at the original location.

The Washington Square Virginia ABC store is not yet open and the agency does not have a projected opening date at this time.

Virginia ABC is aware of the concerns expressed by some of the daycare parents about the proximity of the store, and is collectively working with the landlord and the daycare for a resolution.

EDENS, one of the leading real estate developers in the country, has announced a residential partnership with Gables Residential on the development of 530 First Street in Alexandria, Virginia.

530 First Street will be the next major step in the evolution of Old Town North. EDENS will spearhead a new retail heart to the neighborhood. The LEED-certified, mixed-use project will offer 232 units of distinct apartment homes above 50,000 square feet of neighborhood-serving retail.

“EDENS is excited at the opportunity to contribute to Old Town Alexandria’s rich history,” Steve Boyle, Managing Director of EDENS, said. “We believe the strong caliber of Gables Residential’s neighborhoods coupled with EDENS’ community-focused retail development approach will respect the fabric of what makes Old Town so special, while providing the Old Town North neighborhood a place of its own.”

EDENS owns and operates a number of other successful retail developments in the area, including Mosaic and Arlington Ridge in Northern Virginia, and Union Market in the District.

The City of Alexandria Planning Commission will hold its next regular monthly public hearing on Tuesday, March 1, 2016 at 7:00 PM in City Hall Council Chambers, located at 301 King Street in Alexandria, Virginia. Docket items can be found at this link.

One of the items up for consideration is construction of a residential mixed-use project from EDENS (see this original post). EDENS, developer of major mixed-use projects in the District and Merrifield, has applied to develop the current Giant Food & Virginia ABC site in Alexandria’s Old Town North into 232 apartments (residential units) with 51,000 sq feet of retail on the ground floor.

The LEED-certified, mixed-use project is located between First Street and Montgomery Street. Depending upon what happens at the Planning Commission, we hear construction is expected to start in late 2016 and we hear the completion date will be sometime in 2018.

We also hear that the Virginia ABC store, currently on site, wants to come back to the development upon completion however, no retail tenants have been identified by EDENS according to sources.
