Have your say on the Monday Open Thread

Welcome to Monday Open Threads, where we pass the mic to readers to speak up about topics of interest in Alexandria, Virginia.

Have something you want discussed? Hit me up at this link.

What do you think is the reason behind so many business closings in Alexandria, Virginia recently, especially the Old Town neighborhood? We have heard that in at least two (2) of the closings, rent was increased substantially. Are landlords betting big on the Waterfront Plan and the MGM Casino? What do you think?

Radiance Med Sap

Retail space in core section of Old Town Alexandria

I’m a little behind on this and am bringing this up as I heard Radiance MedSpa moved to their current location on South Columbus Street due to a rent increase. This would be the same reason for some of the other recent closures along King Street.

That said, this stretch of King Street gets A LOT of foot traffic. Leasing opportunities like this don’t come along very often along the King Street retail corridor as the King Street retail vacancy rate is less than 3%.

You can call 703.683.2700 to learn more about the space or visit this link (PDF) for the property flyer.

Commercial Retail Space Available on King Street in Old Town Alexandria, Virginia at 815 King Street
This stretch of King Street gets A LOT of foot traffic and probably will get more once the Old Town Theater situation is resolved as the space is located right in the same block. This space used to house the Flying Fish Restaurant, which closed unexpectedly last month (see this link as well).

It should also be noted that the King Street retail vacancy rate is less than 3% and opportunities like this don’t come along very often.

The Kitchen Guild Alexandria, Virginia

UPDATED (1:33 PM): Post has been updated with information from reader below…

The Kitchen Guild, a kitchen design and remolding company, has closed their Old Town Alexandria, Virginia location on King Street and consolidated their business out at the Pickett Road location in Fairfax. This means there’s prime commercial space that will be for lease soon.

A reader, Susan, wrote in:

“I wanted to let you know that the Kitchen Guild space has been vacant for a long time. It is owned by a church and they are the ones who do the leasing and showing of the property. I know it has been vacant at least since April of last year if not earlier.”

Due to the many activities I’m involved in, yesterday was the first time I had walked up and down King Street in sometime, so yesterday was the first time I had noticed the vacancy. I appreciate ANY input from readers and ANY tips from readers. Thank you Susan!
