What do you think is the reason behind so many business closings in Alexandria, Virginia recently, especially the Old Town neighborhood? We have heard that in at least two (2) of the closings, rent was increased substantially. Are landlords betting big on the Waterfront Plan and the MGM Casino? What do you think?

I’m a little behind on this and am bringing this up as I heard Radiance MedSpa moved to their current location on South Columbus Street due to a rent increase. This would be the same reason for some of the other recent closures along King Street.

That said, this stretch of King Street gets A LOT of foot traffic. Leasing opportunities like this don’t come along very often along the King Street retail corridor as the King Street retail vacancy rate is less than 3%.
